The real cost drivers
Scope. Are the cabinets, counters, and appliances being replaced in the same layout, or are walls moving? Keeping the footprint keeps plumbing and electrical where they are. Opening the kitchen to the living room adds structural work, engineering, and drywall, and it's often worth every penny.
Cabinetry. Cabinets are usually the single largest line item. Stock, semi-custom, and full-custom cabinetry can differ by tens of thousands of dollars across the same kitchen. This is where budgets are made or broken.
Counters and materials. Quartz, granite, and stone vary widely by slab. Tile, lighting, and plumbing fixtures each add their own range.
The house itself. Older Lowcountry homes sometimes hide surprises like aluminum wiring, undersized circuits, and past water damage. A good builder inspects before quoting, which is one reason we start with a consultation.
Typical ranges
In our market, modest kitchen refreshes (same layout, mid-grade materials) commonly land in the mid five figures. Full remodels with layout changes and higher-grade cabinetry run well beyond that. Anyone who quotes you a precise number without standing in your kitchen is guessing, and you'll pay for the guess later.
