Roofing Built for the Lowcountry
A roof in coastal South Carolina works harder than a roof almost anywhere else: summer heat, driving rain, salt air, and a hurricane season that tests every fastener. The materials and installation details that are optional inland are not optional here.
Get real numbers for your project
Falcon puts roofs on Lowcountry homes as part of custom homes, additions, and remodels, and as standalone replacements. Our trade partners install architectural shingle and metal roofing to coastal wind standards, and we're straightforward about which one your home actually needs.
This is for you if…
- Your roof is 15+ years old, missing shingles, or showing leaks or interior stains.
- You want a roof installed to coastal wind code by a local builder, not a storm-chasing crew with out-of-state plates.
- You're weighing metal vs. shingle and want a straight answer.
…and not for you if
- You need one small leak patched today. A repair-focused roofer may be faster for a single patch.
- You're looking for the cheapest tear-off in the county.
The problems it solves
- Shingles lifting, curling, or missing after storms
- Leaks and ceiling stains you keep painting over
- A roof near the end of its coastal lifespan
- Insurance carriers asking hard questions about roof age
What's included
- Full roof inspection and a clear assessment: replace or wait
- Tear-off and decking repair as needed
- Coastal-rated underlayment and flashing details
- Architectural shingle or standing-seam metal installation
- Complete site cleanup, including magnetic nail sweep
- Final inspection and walkthrough
How we build it: The Falcon Blueprint
The work follows the same four steps. Read the full process for the detailed version.
1.Listen & Plan
It starts with a conversation. We listen and work through options until the plan fits the way you actually live.
2.Transparent Scope & Budget
You'll know what you're buying, what it costs, and how long it takes before you commit. If the numbers don't work for you, we'd rather hear it now.
3.Build With Trusted Trade Partners
The work is done by independent trade partners, some of whom the family has worked with for many years. Falcon coordinates the schedule so you always know what comes next.
4.Walkthrough & Stand Behind It
A finished project is the only advertising we've ever really had, so we don't call one done until you agree it is. The work carries a 5-year warranty.
How long it takes
Most residential roof replacements take 2 to 5 days on site once materials arrive. Metal roofs and complex rooflines run longer. We schedule around weather windows.
What to expect on cost
Roof pricing depends on size, pitch, material, and decking condition. Metal costs more up front and lasts far longer in salt air. Our Cost & Investment Guide and blog cover the trade-offs.
