Bathrooms rarely fail all at once. They fail quietly, behind tile and under floors, while the visible room just looks "a little dated." Some signs matter more than others.
Signs you shouldn't ignore
Soft spots or movement in the floor. Flexing near the tub or toilet usually means moisture has reached the subfloor. This gets more expensive every month it waits.
Grout that keeps failing. Having to regrout the same shower every year is a symptom of a bigger problem. Water is moving behind the tile, and the waterproofing (if there ever was any) has failed.
A persistent musty smell. Ventilation problems and hidden moisture announce themselves by nose first. Coastal humidity makes Lowcountry bathrooms especially prone to this.
Stains on the ceiling below an upstairs bath. That's a leak, and the stain on the drywall shows you where.
Signs it's simply time
Not every reason is an emergency. A tub you step over but never use, a vanity with no storage, lighting that makes shaving a gamble, or a 1990s color palette you've stopped seeing are all quality-of-life reasons, and they're just as valid. You use this room every day of your life.
Repair or remodel?
Our rule of thumb: if the problem is a fixture, repair it. If the problem is behind the tile or the room's fundamental layout, patching is money spent delaying the inevitable.
