Step 1: The lot
Everything begins with the land: soil conditions, flood zone, setbacks, trees worth saving, where the light comes from, and what your neighborhood's review board requires. We evaluate lots with clients before purchase whenever possible, because the right lot bought wrong can cost more than the house.

Step 2: Plan around your life
The plan starts with how you live instead of with a floor plan from a binder. We ask where you drink coffee, whether guests stay for a weekend or a season, and whether you need one-story living now or want to plan ahead for it. The house develops through drawings and revisions until what's on paper is yours.
Step 3: The complete budget
Before construction, you receive a full written budget with structure, systems, and selections included. This is the heart of the Falcon Blueprint: the budget conversation happens before you commit, not through change orders after.
Step 4: Permitting and engineering
Coastal South Carolina building means wind engineering, flood compliance, and county permitting. We handle all of it, including ARB submittals in communities that require them.
Step 5: Construction
Roughly 10 to 16 months for most custom homes: foundation, framing, dry-in, systems, insulation, drywall, finishes, and punch list, with scheduled updates throughout.
Step 6: Walkthrough and beyond
We walk the finished home together, room by room. The work is backed by a 5-year warranty, which is worth more than any brochure promise.
