How Long Does It Take to Build a Custom Home in SC?

Anyone who promises you a custom home in eight months is either building something very small or planning to disappoint you. The timeline has three main parts.

Planning & engineering: 3 to 6 months

Real planning takes iterations: site plans, floor plans, elevations, revisions, and selections. Rushing this phase is false economy: a week saved here costs two in construction when decisions get made mid-build. Structural and wind engineering for coastal code runs alongside.

Permitting & approvals: 1 to 3 months

This phase covers county permitting in Beaufort and Jasper counties, flood-zone documentation where applicable, and architectural review board approval in many communities. ARB queues in established neighborhoods can add real weeks, which is one reason experienced local submittals matter.

Construction: 10 to 16 months

  • Months 1 to 3: Site work, foundation, framing, and dry-in (roof, windows, wrap). Weather matters most here.
  • Months 4 to 7: Plumbing, electrical, HVAC rough-in, inspections, insulation, and drywall.
  • Months 8 to 12: Finish work, including cabinetry, tile, flooring, trim, paint, and fixtures. This is where custom homes earn their name, and the work can't be rushed.
  • Final months: Punch list, final inspections, and a room-by-room walkthrough.

What actually delays homes

The bottom line

Plan on 18 to 24 months, first plans to keys. It's a long time, and it's the fastest honest number for a home meant to last generations in coastal conditions.
